Terms and Conditions
General
We wish you to have a great time during your holiday, please be aware your home
is located on a private residential development, please take care to respect
noise levels after 10pm and do not use the pool.
Currency
We recommend
obtaining Thai baht once you arrive in Thailand as you will achieve much better
exchange rates.
Ø
Traveller’s
cheques are generally accepted at foreign exchange booths and banks
Ø
ATM/Cash
machines are plentiful throughout Thailand and most will accept foreign
cards. It is advised that you notify your bank/credit card companies prior to
your travel of your intention to use your cash cards or credit cards abroad and
to check your daily withdrawal limit.
Ø
Banks
in Thailand are open 7 days a week and many close at 8pm

Banknotes come
in denominations of: 20, 50, 100, 500 and 1,000 baht.

Coins come
in denominations of: 1, 2, 5 and 10 baht and 50 and
25 satang.
Mobile
phone sim cards
If you intend to use your own phone while in Thailand, please
check with your own network provider whether your phone is unlocked (phone
unlocking service is widely available in Thailand). Pre-paid SIM cards and
Micro-SIMs can be purchased from any convenient stores. We recommend “AIS
One-2-Call" which is most reliable network. SIm cards are 50-100 THB
Thailand uses the following GSM frequencies: GSM 900 / GSM 1800
/ GSM 1900 / GSM 3G.
Security deposit
We take a security deposit on the Villa of 5,000 THB – 20,000 THB. Any damage
must be notified to the owners immediately and rectified/paid for prior to
departure.
Cancellation by the
guest
It is understood that cancellations due to unforeseen circumstances occur from
time to time. Please ensure you have adequate insurance cover for this
eventuality.
Our refund policy is as follows:
- Up to 30 days 30%
- 30 days or less 50%
- No notice or no show No refund
Again please ensure you have adequate travel insurance cover.
Personal Safety
The villa owners cannot accept any liability or any claim what so-ever of any
nature in or outside of the property arising from any incident. Guests are
requested to take care and ensure when out or asleep all windows and doors are
securely shut. Please obtain holiday insurance.
Pets
No pets are allowed into the properties, any pets found in the properties the
Guest will be charged for a full clean.
Unless arranged beforehand.
Smoking
Please consider our non-smoking guests and smoke outside the property, ash
trays are provided. Smoking inside the
villa we reserve the right to charge a cleaning fee up to 5,000 THB
Daily maid service
Maid service, every 2-4 days, is included in the price inclusive of change of
linen and towels includes a clean of your Villa and making of the beds, it does
not include washing up your dishes. If this service is required an offer to the
maids of a nominal contribution will usually suffice. Your towels will be
changed every 4 days and bed linen every seven days. Extra towels can be
provided if required at a laundry charge of 20 baht per towel per day. Damaged
or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels
are not provided these can be purchased locally at very reasonable prices if
required.
We do not provide any toiletries at all please bring your own or purchase
locally. Toilet paper will be provided for your initial use.
Water & Electricity
All prices include water. Electricity
charged at 7-8 baht per unit. Some properties are much larger than others,
please monitor your usage. Some villas electric is included up to 40-60 units
per day. On some ‘high end’ villas
services are inclusive this will be stated on your booking details.
Please do
not use the air conditioning unnecessarily and switch off when going out!
Liability
The owners or their agents cannot accept any liability whatsoever for death,
personal injury, accidents, loss or damage to persons or personal effects
however caused. We strongly recommend our guests to take out insurance to cover
this.
Force Majeure
The owners or their agents cannot accept, or be responsible for any liable
loss, damage or changes caused by force Majeure for example: strikes, floods,
closure of airports, weather conditions or any such event beyond our control.
Swimming Pool
Most properties have a private pool and some developments/resorts offer the use
of a communal pool. We cannot accept any liability for any injury caused as a
result of the use of the pools. Please take care and ensure all children are
supervised at all times.
Problems or Complaints
All our properties are inspected daily and it is unlikely that you should
experience any problems, however, in the event of any such problem please
notify the management or staff as soon as possible. We will endeavour to
rectify the problem immediately during normal working hours or the next working
day. No refunds or rate adjustments will be made for malfunction of air
conditioners, TV’s appliances, pool equipment or any electronic or mechanical
items. In some cases 24/48hrs may be required to get spare parts if any issue
causes you discomfort we will move you to another Villa if available.
Please note that Thailand is a tropical country and insects and small creature
are inevitable and beyond our control. Please ensure on completion of cooking
all waste foods are disposed of and work surfaces are cleaned to ensure this is
kept to a minimum.
Check in / out times
Our check in times are after 1300hrs – check out by 1100hrs please abide by
these times to avoid disappointment to following customers as the property
needs to be fully cleaned and linen changed. These times must be strictly
adhered to unless agreed in writing by prior arrangement. Meter readings will
be read and the property checked before departure, please settle your account
if any before departing. Please ask if
you need to check out after 11am, charges may apply.
Late checkouts are not available on any bookings where there is an afternoon
arrival on the same day of your departure.
